What Happens After You Submit Your Request?
1. Appointment Review
Miller Desert Inspections will review the property information, requested services, location, and appointment availability.
2. Confirmation
You will receive an email or text confirming the inspection date and time.
Your request is not considered confirmed until this confirmation is received.
3. Inspection Agreement
The client will receive an inspection agreement that must be reviewed and signed before the inspection.
4. Payment
Payment instructions will be provided through the scheduling and confirmation process.
5. Property Access
The buyer, seller, real estate agent, or other responsible party must coordinate access to the property.
6. Inspection
The accessible systems and components included in the agreed inspection scope will be visually evaluated.
7. Same-Day Report
The completed digital Spectora report will be delivered on the same day as the inspection.

Preparing the Property
The person responsible for property access should confirm that:
All utilities are active
The water supply is on
The electrical service is on
The heating and cooling systems are operable
The electrical panel is accessible
The water heater is accessible
Attic and crawlspace access points are clear
Built-in appliances are connected
Garages and storage areas are accessible
Pets are secured
Gates and doors are unlocked
Lockbox information has been provided
Security systems have been coordinated
Pool and spa equipment is accessible when included
Systems and components that are inaccessible, disconnected, shut down, unsafe, or not operating may not be fully evaluated.
Attending the Inspection
Clients are encouraged to attend when possible.
You do not need to remain at the property for the entire inspection. Many clients choose to arrive near the end for a walkthrough of significant visible findings.
The walkthrough is not a substitute for reviewing the complete inspection report.

Your completed Spectora inspection report will be delivered on the same day as the inspection.
Can my real estate agent schedule the inspection?
Yes. A real estate agent or transaction coordinator may submit the request. The client’s full name, phone number, and email address must also be provided.
Can I add a pool and spa inspection?
Yes. Select the pool and spa add-on when scheduling the residential inspection or include the request in the appointment notes.
How long will the inspection take?
Inspection time depends on the property’s size, age, condition, accessibility, and installed systems. Most residential inspections require several hours.
Is payment required before the inspection?
Payment requirements and instructions will be provided during the scheduling and confirmation process.
Can I reschedule or cancel?
Contact Miller Desert Inspections as soon as possible if the appointment must be changed. Rescheduling and cancellation terms should be reviewed in the inspection agreement.
What if the property is outside the Coachella Valley?
